What drives the brief here

Four things decide the build-up

  • Two markets, two answers

    New coastal hotels are built and can be designed properly. Tbilisi conversions keep the original structure and need shallow internal work.

  • Soviet era panel housing

    Prefabricated blocks pass speech and footfall between flats through thin connected elements. Mass and decoupling, not surface treatment.

  • Seismic detailing

    Movement joints have to stay free, so an acoustic layer must not stiffen across them.

  • Black Sea ports are close to the market

    Poti and Batumi are both a short run from the main centres, which keeps the inland cost low.
